Commercial Building Maintenance

1/18/2023 (Permalink)

Here at SERVPRO of Tacoma we like to make sure our customers are ahead of the game. Building maintenance is valuable security tool to keep your building safe and prevent potential fire and water damages. Many things can affect your buildings conditions such as weather, and regular wear and tear. Here are some important ways to keep your commercial buildings maintenance up year-round:

  • Construction work – check your building’s walls, arches, gutters/downspouts and roofs to make sure they’re all in good shape.
    • Checking for clogging gutters/downspouts, standing water or tears in the roof flashing and prevent roof leaks.
    • Checking exterior walls and arches for cracks and other damage can prevent water damage to the building. It is not just exterior walls that need to be checked – internal walls can show signs of wear with cracks or bubbling which is a sign of moisture.
  • Doors, windows, and any other openings
    • They typically don’t need to be replaced very often, pieces such as the locks and hinges tend to wear down over time.
  • Lighting/Electrical
    • Schedule the replacement of bulbs. Removal of dust from lighting surfaces to improve efficiency.
  • Plumbing – Although it’s harder to identify plumbing issues till it’s too late, it’s best to pay close attention and do checks on all your plumbing.
  • Safety plans – It’s important to have a safety plan in place for in case of emergency. Making sure off your extinguishers and spill kits are kept up to date.

If something happens, know that SERVPRO of Tacoma is here to help!

Three Ways to Keep a Commercial Roof in Good Shape

12/16/2022 (Permalink)

If high winds, torrential rainstorms and other bad weather events impact Lakewood / University Place WA, will your commercial building be ready to withstand roof damage? Roofing materials can be vulnerable to such issues and result in leaks and flooding that could seriously harm your building’s interior. However, there are a few strategies you can use to ensure that your roof is protected.

  1. Order an Annual Inspection

Having your commercial roof inspected annually can uncover flaws and problems that might grow worse during a bad weather. For example, if your building’s roof is missing some of its tiles, rain and melting snow could weaken these areas and cause leaks. A thorough inspection by a roofing professional can shed some light on the state of your roof. If you suspect your roof is leaking from a recent storm, it is wise to call in a repair company right away, as leaks can damage drywall, insulation and wiring in your building’s attic.

  1. Consider a Roofing Refit

If you are concerned about your roof sustaining wind damage, you may want to consider having it refitted with tougher materials. Metal, synthetic rubber and treated asphalt roofs are all durable options that can last 20 years or more. A roof rebuild can help guard your business against all different kinds of bad weather all year round. Your local roofing contractor or a storm damage and flood remediation service can advise you on which material is best suited for your building.

  1. Waterproof Your Existing Roof

If you cannot fit the cost of a new roof into your budget, then consider having your existing roof treated with a waterproof material. Many types of roof damage occur during heavy rains, when tiles, flashing and other roofing materials are harmed or weakened by running or pooled water. Having your commercial roof waterproofed can prevent these issues before they begin.

Roof damage can be costly for you as a Puyallup, WA, business owner. Protecting your building’s roof with regular inspections and other types of preventative maintenance might be the first, best defense in keeping it in good shape.

Common Places to Find Mold in a Commercial Building

12/1/2022 (Permalink)

Regular housekeeping and maintenance in your Tacoma building may include an everyday checklist of tasks - keeping bathrooms stocked, ensuring that garbage is disposed of properly, and keeping things tidy and presentable. But something that can sometimes go unnoticed are the nooks and crannies of your building where mold is common. While some spring into action and hire professionals to fix and prevent future damage after an obvious event, such as a natural disaster or a plumbing mishap, it is also important to be proactive by checking areas that aren’t as obvious for mold growth in your building.

  1. Walls and Ceilings

Walls can harbor mold, both on the surface and internally. Items pressed up against walls, leaks from the ceiling, and even the absorbent nature of materials used for masonry, such as bricks, can be the perfect foundation for mold to thrive and multiply.

  1. HVAC and Air Ducts

The wrong temperature circulating through the closed, dark spaces in HVAC systems and air ducts can create lots of condensation. This can fuel mold growth.

  1. Roof and Ceiling

Water damage from a leaky roof can stain your ceiling. However, it can also cause mold to form in the damaged areas, both visible and hidden.

  1. Equipment and Office Supplies

High humidity plus damp, enclosed spaces are some of the most likely places to find mold. Paper products are absorbent and therefore can hang on to moisture from spills, drips, condensation, or even just the moisture in the air. Factor in the areas where these supplies are typically kept (cabinets, drawers, storage tubs), and one can see how mold would favor these types of environments.

  1. Floors

Hidden, covered surfaces, or damp, neglected rooms without adequate air circulation can be another place where mold can be found. Carpet can absorb not only moisture but other substances that encourage mold growth, such as dirt and other organic matter that are tracked in from everyday foot traffic.

Take preventative measures to prevent mold, especially if your business is in a place that has high humidity. Don’t forget to regularly check specific areas before they become a more challenging chore to tackle.

First Aid in your business

6/11/2022 (Permalink)

Keeping your employee's safe is one of the most important things you can do for your business. SERVPRO of Tacoma is here to give some helpful facts and tips to help that.

Do you know the 5 major area's of First Aid?

Major Injury or Trauma

Minor Injury (Such as a cut)

Eyecare

Employee Comfort (cold relief, allergy, headache relief)

Burn care

ANSI (The American National Standard Institute) provides a list of non-mandatory minimum requirements for workplace first aid kits. Keeping up with these may prevent larger/extensive injury's in your work place.

First aid supplies should be put in an easily accessible area, that doesn't require you to travel through many doorways, halls, or stairs. You should increase your first aid stock if your company size increases in employees.

Inspecting your first aid kit periodically would help with noticing low stock or expired supplies.

Thank you for trusting for SERVPRO of Tacoma!

Commercial Cleaning Tips

12/17/2021 (Permalink)

A good commercial cleaning helps to give workers a more open and less hectic environment; additionally, a clean and welcoming place of business helps to attract customers. Here is a list of some important areas to inspect during your deep cleaning:

OUTSIDE

  • Windows

Windows are one of the simplest yet crucial areas to keep clean.  Beyond making sure you have squeaky clean windows, check to make sure they have tight seals.  Small gaps in window seals can cause cool air to seep out (and warm air in the winter months), as well as allowing water to trickle in. Checking caulking and weather stripping remains intact and up to par can save you money in the long term.

  • Landscaping

This is very important for the presentation of your business.  Now the grass, flowers, weeds and other plants are starting to grow, it’s important to start grooming your landscape.  Don’t wait till your plants get out of control, hire someone now or take some time yourself to pull the weeds, mow the grass, and trim any trees or bushes.  Additionally, this is a great time to plant some flowers if you want to spruce up your place of business.

  • AC/HVAC

When converting your buildings air flow system from heating to air conditioning now is the best time to quality check your system.  Test your system by running it for a while to make sure it’s working properly, check any old or out of date parts that might need replacing.  Clean out the ventilation system by removing dust particles and any other debris lying inside.  Ventilation systems are rarely cleaned, which is why lots of building owners tend to find pest infestation or mold problems when cleaning their vents/ducts.  It’s best to take these precautions while the temperature is in a transitioning period.

  • Pest Maintenance

Along with the re-birthed trees and plants, spring also brings back hordes of pests.  Ants, spiders, termites, mosquitoes, and even bed bugs can become a problem.  It’s best to take preventative measures to ward off pests instead of being forced to shut the business down for a couple weeks in order to fumigate for pests. Lastly, if you are continually having the same pest problems each year, try to identify exterior factors that might be attracting those pests and any defects in your building that might be letting them in.

INSIDE

  • Dusting

Simple and effective.  Even if you already dust on a regular basis now’s a good time to dust those harder to reach, and often ignored, areas.

  • Flooring/Carpets

As people come in from the rainy times and wipe their feet on your carpets, dirt begins to build up.  Don’t let this grime buildup in your building; buy some strong cleaning products for your floors and a top-quality vacuum for carpets. In addition to constantly maintaining floors and carpets, now is a great time to hire a professional carpet and floor cleaner to give your floors a deep clean.

  • Reorganization

Reorganizing comes in two parts.  The first is the organizing of all the previous year's files into a consolidated area for ease of access.  Best practice is to do this at the beginning of every year so that your files are neatly organized and easy to find when needed.  The second is the reorganization of the office itself. Ideally, this is a continuing process year-round.  If the office has gotten out of hand this can be a good time of year to tidy up and breathe some fresh air into the workplace.  Depending on your type of business will help determine what type of cleaning takes priority. If you need extra help or an even deeper clean call SERVPRO of Tacoma to help!

Electric Heater Safety

12/16/2021 (Permalink)

As winter begins to hit and temperature begins to drop, you may choose to buy a space heater for warm up your home, apartment, or workspace. Space heaters are a good alternative if you do not want to turn up your thermostat to heat up your home. However, space heaters, if not used correctly, can cause fire damage to your property. Here are some tips that you can use to prevent any disaster caused by a space heater:

  • Leave the heater on level floor, don’t place on carpet - it can overheat and start a fire.
  • Do not use in bathroom, unless it is designed for it - moisture can damage the heater.
  • Keep three feet away from flammable materials and out of the way of children and pets.
  • Should always be plugged directly into wall outlet, don’t use with extension cord because it can cause overheating.
  • Don’t leave heater unattended, make sure to unplug when not in use.
  • Install smoke alarms on every floor.

If you run into any issues with fire damage, call SERVPRO of Tacoma.

Commercial Water Damages

12/1/2021 (Permalink)

Water damage can completely interrupt the day-to-day operations of your business.

In retail stores, this may result in a loss of inventory or lost sales if your storefront is closed for cleanup and repairs. In offices, employees may be unable to enter your building to work if there is standing water or saturated walls and carpets.

No matter what kind of business you own, it is clear that a water loss event creates a loss of productivity and revenue. If this is an inevitable result of commercial water damage, what can you do as a business owner?

How To Minimize Business Interruption Amidst An Emergency

6/16/2021 (Permalink)

Business owners in Tacoma know that the unexpected will eventually happen especially after seeing COVID's recent effects on businesses. Staying on top of insurance and putting emergency plans in place are key to navigating events, such as flooding from a broken pipe, found mold, or fires. Along with due diligence regarding the structure, a focus also needs to be put on what business interruptions may mean. Being prepared for downtime, lost revenue and other negative effects can make or break a business.

Formulate a Plan Although some things are unavoidable, having a good grasp on potential risks, what they may mean to the business, and how to bounce back is necessary. A good plan addresses the following:

Determine Risks Every business is different and may face different issues that could result in an interruption. Along with potential environmental problems, such as flooding, the human factor also needs to be considered. Once the risks are known, it is easier to figure out which may be preventable.

Know the Cost Analyzing the risks includes calculating their costs. Factors that come into play include lost income, additional expenses and possible penalties.

Have Insurance Coverage Clarity Insurance is easy to forget about until it is needed. If large water damage occurs, do you know what will and won’t be covered?

Take Prevention and Mitigation Steps Once the risks are known, you can determine if they can be prevented, then create a plan addresses that prevention techniques.

Make Cleanup a Priority With a plan in place, facing emergencies will be a little more manageable. The plan to minimize losses does require immediate action. Once you file a claim, contacting a damage mitigation and restoration company is the next step. Along with finding the source of the problem, water removal and drying process should be started as soon as possible.

Running a business comes with many unknowns, but figuring out how to deal with a loss  doesn’t have to be one of them. Creating a plan of action and knowing the possible risks may minimize claim losses and get your business back to operating "Like it never even happened."

What To Expect When Your Apartment Building Floods

6/15/2021 (Permalink)

When the fire sprinkler system accidentally goes off or a water heater malfunctions on the 10th floor of an apartment building, the water damage can be extensive and overwhelming. A water loss in an apartment building can quickly become a literal disaster. Here, we will review what to expect if there is flooding in your apartment building.

1.  Water Damaged Ceilings

When you live in or manage a multi-level building and there is flooding on one of the upper floors, you can expect widespread ceiling water damage. Water will have nowhere to go but down, seeping through carpet, hardwood, penetrating subfloors, and make its way to the apartments below.

2.  Water Damage to Floors

Expect to replace and dry wet carpets or pull up hardwood floors.

3.  Electrical Issues

Flood water may have entered your apartment through light fixtures or even poured out of electrical sockets. In cases of major flooding, your apartment building may even have to turn off the power for a certain amount of time until it has been deemed safe to turn it back on.

4.  Possible Mold Growth

Flooding in an apartment building is widespread and it can be a while before the moisture on every level is addressed. Mold may begin to grow in as little as 48 hours after water damage, so you should keep an eye out.

5.  Loud Equipment

Your apartment management company will likely call their preferred water damage restoration company to handle the cleanup and repairs. This will include stationing commercial grade fans and dehumidifiers throughout the building and even in your apartment. The equipment is usually left for 3-5 days, depending on the extent of damages.

6.  Demolition

Since water will freely flow between the floors of the apartment building, the water damage restoration process will surely include opening up ceilings, pulling up carpets, removing trim and moldings, or even removing portions of wet walls. While it may be overwhelming in the moment, these steps will ensure your building is dried out after water damage and will help prevent a widespread mold problem down the line.

7.  A Flooded Basement

If your apartment building has a shared basement with laundry or storage - you may not be able to access it for a certain amount of time. When floods happen in apartment buildings, the water will usually collect in the basement. Do not enter it until it has been cleaned up and deemed safe to enter.

8.  Possible Need to File an Insurance Claim

The apartment’s management company’s insurance will likely be footing the bill for any structural damages and drying out the building, but if any of your personal belongings or contents are affected by flooding, it won’t be covered by their claim. In these cases, you will have to file your own claim with your renters or condo insurance.

Winter Is Near

11/25/2020 (Permalink)

It’s that time again, the time most of us are not looking forward to: WINTER! With it being right around the corner (December 21, 2020 to be exact) you still have time to prepare and protect your business from anything winter may bring with it. With cold weather and winter storms you never know that could happen. Here’s a few important things you can do to protect yourself and your business.

-Check your ceiling and roof for anything out of the ordinary. Look for loose shingles or any tree branches hanging around that could cause damage and make potential leaks. Look around inside at the ceiling for any water rings or any wood bowing. If you see any damage make sure to immediately get it repaired.

-Cold months are ahead with temperatures reaching below freezing (32 Degrees) with that coming you want to make sure to winterize all pipes exposed to cold air. You may ask “Why do I need to do that?” Well when water reaches freezing temperatures, it starts to expand. In a confined space like a pipe it will cause the pipe to break. With the proper insulation you could save your business from any flooding and any major repairs.

-Clean and sanitize all surfaces. With this pandemic going on the Coronavirus (Covid-19) can take a huge toll on your business if you don’t take the proper precautions. Disinfect all surfaces using professional cleaning products. You can depend on SERVPRO of Tacoma to use EPA-registered cleaning products to clean and sanitize your business to prevent the spread of germs.

From all of us here at SERVPRO of Tacoma we understand how important your business is. That’s why with our specialized equipment and our highly experienced Technicians, we are ready 24 hours and day, 7 days a week to serve you and your business.

Common Issues in your Commercial Building

10/15/2020 (Permalink)

Keeping your business or commercial property safe and sound is necessary in operating smoothly. Many buildings have preexisting small issues that have the capacity to turn into larger ones if not taken care of properly or soon enough.

We have highlighted some of the issues that occur most frequently in commercial buildings. Be sure that your building has been inspected for these issues. In the even of finding any of these, do your best to get them fixed in a timely manner. Not addressing them soon enough could result in costly damage happening down the road.

Leaks - Whether you have a leak in your roof, foundation, or pipes, water can accumulate in areas of your building. Sedentary moisture almost always leads to rotting wood, foul odors, and mold growth.

Asbestos - Although not used in construction anymore, older buildings may still have asbestos present. Exposure to asbestos is extremely dangerous and must be taken care of if found in exposed areas in your home.

Fire Safety Regulations - Make sure that your fire extinguishers are up to date and are in working order.  Check your sprinkler system to ensure that in the event of a fire, they will work as intended.

Electrical Faults - If you have older wiring in your building, they should be checked for faults.  If you have ever had a rodent problem, you should also have your wiring checked. Mice and rats tend to chew on wires, leaving them exposed and more likely to start a fire.

At SERVPRO of Tacoma, we offer many commercial services. Whether you have fire, water, or mold damage, we can be there quickly to begin the remediation process. 253.896.3000

Don’t let Smokey and the Bandit compromise your HVAC!

10/15/2020 (Permalink)

With the recent wildfires in Washington, Oregon, and California we have experienced some amazing sunsets but we’ve also been engulfed in poor air quality for more days than your HVAC is used to.

Each time one of your valued customers walks in the door, or your team leaves and enters the office, pollutants from the wildfire smoke have the opportunity to enter your facility and infiltrate your HVAC system.

Smoke is naturally attracted to metal surfaces and is corrosive in nature.  As the smoke particulates enter your facility and travel to the air ducts, they cling to the steel and absorb into the debris within the air duct system. Even if the heating and ventilation system is not in use, there is a natural or passive air movement throughout the ventilation system.

A thorough air duct cleaning is recommended at least once per year.  This helps combat allergies, assists your employees by helping them breathe better and increase productivity.

Inspecting the ductwork in your facility should be a high priority and is recommended at least once per year. In most cases, the HVAC system has been operating for some time without much attention. Dirty ducts can circulate odors, contaminants such as mold, and irritating dust throughout your building.

A routine part of our service here at SERVPRO® of Tacoma is inspecting the heating, ventilation and air conditioning unit (HVAC). Keeping the HVAC and ductwork clean can potentially extend the life span of the equipment by allowing it to operate at peak condition, which may help save you money. For your valued employees, this helps combat allergies, helps them breathe better and increase productivity.  Duct cleaning may not always be necessary. Our certified technicians will inspect your HVAC system and ductwork and make recommendations about the best way to address any indoor air quality concerns. This inspection can help save you money and provide peace of mind on the health of your HVAC system and ductwork.

The SERVPRO® Duct Cleaning System is proven and cost efficient. Unlike most duct cleaning services, we use a portable ventilation and air duct cleaning system to examine ductwork and make a clean sweep, removing years of dust and grime.

  • The process begins by using patented equipment including a roto-scraper, which automatically adapts to the duct’s shape and diameter while traveling through the duct, removing debris and filth before vacuuming begins.
  • Next, a powerful push-pull air delivery and collection system transfers the debris from the ducting to a 16-gallon container.
  • Air is filtered through a HEPA filtration system, removing 99.97 percent of the particles in the airstream. HEPA filters capture debris and keep the indoor environment clean.
  • As an optional process, a sealant or coating product may be sprayed to address odor or microbial concerns.
  • Filters will either be cleaned or replaced to remove odor and dirt.

For more information on duct cleaning, Air Quality Testing. or to schedule an appointment, contact SERVPRO® of Tacoma at (253) 896-3000.

The typical bathroom uses 2.2 gallons of water per minute.  Installing an aerator will maintain the same water pressure, while reducing the total water output by .5 gallons per minute. At around $2 per unit, this is an extremely inexpensive way to save money in your business.

While the initial cost may be high, you can also install water-efficient appliances in your business.  This includes items like dishwashers, toilets, and drinking fountains, where it applies.

SERVPRO of Tacoma promote the use of water-saving measures to business owners for their cost-saving potential.

8 Things to Consider Before Filing a Commercial Fire Damage Claim

10/15/2019 (Permalink)

If you’ve just experienced commercial fire damage, you’ve probably already filed a claim with your insurance company. Before you get too far into the claim process, there are some important points to consider.

There’s a lot of “fine print” in the handling of these situations that some insurance companies won’t necessarily bring to your attention on their own. Having a solid understanding of the process, will help ensure you protect your own interests in the commercial fire damage claim.

Below are 8 important points to consider:

1. Normally for water damage you send the insurance company documentation of the damages. But how do you do this for items or property that has been destroyed by fire damage? Are there good “before” pictures of the same space, on your phone or website, that you can compare with the “after” photos of the damage? Does your bank have record of the blueprint from when they helped you finance the property?

Does your business account have record of furniture, equipment, etc. that you purchased for the space? These would be good places to start, but you’ll want to ask your adjuster/agent for more specific protocol and requirements.

2. Is it a good idea to make repairs and restorations yourself? Your insurance company will pay less, but your premium may not increase as much. Weigh the costs and benefits of each option.

3. How did smoke or water from fighting the fire affect your electronics, equipment, and structural integrity. How do you claim those damages to trigger better coverage?

4. When making repairs, make sure your insurance company does not cut corners by using companies or contractors that repair with materials containing lead and asbestos. That could lead to greater costs and health risks down the line

5. Find out how your policy addresses code coverage and Green building upgrades.

6. If your coverage is limited, what can you do about it? How can your agent or a public adjuster help?

7. During the claims process, your insurance provider may engage a forensic accountant. Find out their role, which financial statements you are required to produce, and why. You should also ask if you can, and should, recast your financial statements. Don’t hesitate to get input from an accounting professional you trust, as well as your agent.

8. Find out what can be included as extra and expediting expenses, and what the difference is.

Are Your Ducts in Order?

10/12/2018 (Permalink)

Did you know, your ventilation system is often the biggest culprit in poor indoor air quality? Inspecting the ductwork in your facility or home should be a high priority. In most cases, the HVAC system has been operating for some time without much attention. Dirty ducts can circulate odors, contaminants such as mold, and irritating dust throughout your building or home.

Duct cleaning may not always be necessary. Our certified technicians will inspect your HVAC system and ductwork and make recommendations about the best way to address any indoor air quality concerns. This inspection can help save you money and provide peace of mind on the health of your HVAC system and ductwork.

In some circumstances, such as after fire, smoke or suspected mold growth, duct cleaning becomes an essential part of the cleanup process. In these cases, your certified technician can often restore the HVAC system and ductwork to pre-damage condition.

If you have a fuel burning furnace, stove or fireplace, the U.S. Environmental Protection Agency (EPA) recommends they be inspected for proper functioning and be serviced before each heating season to protect against carbon monoxide poisoning.

For more information on duct cleaning, or to schedule an appointment, contact SERVPRO® of Tacoma at (253) 896-3000.

Commercial Property Summer Maintenance

6/21/2018 (Permalink)

Sunny weather is the best time to spruce up your commercial property, and in Washington State our window of dependable sunny weather isn’t as long as we would like it to be.  Let’s go over a few maintenance tips that can help your Tacoma property.

  1. Clean your gutters and downspouts – pine needles, leaves and debris can build up gutters and clog downspouts over the fall and winter months. When the rainy season hits, the clogs will cause water to pool which may lead to water damage, including damp spots, mold growth, dry rot, and peeling paint.
  2. Get your roof inspected – getting your roof inspected once a year is one of the best ways to prevent roof leaks. If you notice any loose tiles or shingles call a roofing company for repairs.
  3. Wash off your property’s exterior – the wet Washington weather can bring in dirt and moss to the exterior of your building. With a pressure washer, you can easily remove, dirt, dust, grime, moss and the like from walls, fences, parking lots, driveways and sidewalks to maintain the outside of your property.
  4. Apply a fresh of coat of paint – this will boost curb appeal for your property. The paint will provide an resistant layer against the elements, and could reduce the need for major exterior repairs in the future.
  5. Clean up vegetation around the building – the summer months can be dry and the heat can make flames spread easily. Remove any excessively dry plants, and trim back bordering plants to avoid a preventable disaster.
